Our Residential Letting Department, provides a personal and professional Letting and Management service for Landlords and Tenants alike throughout the Metropolitan Borough of Solihull and adjacent areas.
Letting complete strangers live in your property can be daunting, especially if you are a new landlord. We'll tell you everything you need to know, from arranging a buy-to-let mortgage to dealing with unruly tenants.

Rent:
Usually payable quarterly or calendar monthly in advance. Cleared funds to be received by the due date. Please ask for a standing order form if this method of payment is preferred.
Rent is exclusive of charges for telephone, gas, electricity, council tax and in most cases water rates and heating.
Term:
The minimum term for lets is usually six months other options can be arranged depending on circumstances.
Deposit:
One Month of the agreed rent, held by the Government Tenant Deposit Scheme. Monies will be refunded after the termination of the tenancy once both parties have agreed any dilapidation charges which will be deducted accordingly.
Utilities:
Ellis Estates will notify the utility companies of the transfer of accounts. If you have not held accounts for supply of the above in the UK previously a deposit may be required. We will also notify the local authority with regard to council tax.
TV Licence:
The Tenant is responsible for paying the licence fee for any television set in the property during the tenancy unless otherwise stated by Ellis Estates.
Inventory:
Ellis Estates carry out the inventory with the tenant present at the property once a tenancy agreement has been signed after which a Property Inspection is carried out regularly for the first 6 months and then every 6 months thereafter.
Fees:
As Tenant you will not be responsible for the payment of our fees, however, a charge will be made for the Tenancy Agreement/Admin. Please check with our staff for the current charge.
References:
We will be required to take references on any prospective Tenant, usually from a UK bank or building society, an employer or personal referee and where possible one from a previous Landlord or Landlords' Agent.
